You pay nothing until rent arrives.

Long-term & student rentals
Long-term and student rentals: 10% of rent collected, plus a one-time $750 leasing fee when we place a new tenant. You pay nothing until rent arrives; the leasing fee is deducted from your first rent payout.
18–22%
Airbnb or short-term rental (STR)
Airbnb or short-term rental (STR): 18–22% of gross booking revenue, with turnover cleaning by Kelowna Student Cleaners included.
For Landlords
Everything from tenant to statement.

ID, enrolment or employment checks and references before anyone is presented to you.

Lease & PAD paperwork
RTB-1 tenancy agreement, PAD authorization and Form K, all signed digitally.

Rent collection
Pre-authorized debit on the 1st of every month. No chasing cheques.

Maintenance coordination
Our vetted trades handle repairs; emergencies are covered 24/7.

Owner statements
Net rent deposited by the 15th with a statement, invoice and credit memo in your Landlord Portal.

Turnover cleaning
In-house cleaning by Kelowna Student Cleaners between tenancies and guest stays.
